It is about 12 miles off Highway170 past Yellow Hill. In Terlingua Ranch, there is a fee of $193 per year for road maintenance. They have over 1400 miles of roads to maintain. This property is private and quiet, great for photography, hiking, rock hunting, or star gazing. There are no restrictions on the ranch which covers most of south Brewster County. The Terlingua Ranch has cabins, RV & Tent camping, Bad Rabbit Cafe, swimming pool, and even a dirt runway that is 4,695 ft with a gravel base It is great for small planes. When you plan your trip, bring your own auto with high clearance. 4-Wheel Drive is not necessary. Watch the weather as it can be hot in the summer and cool at night. We have had snow on occasion but not as a regular thing. The GPS we provide gets you to the middle of the property. We have maps and topos that we will be glad to share, but we are not surveyors. This is the last frontier, a great place to rest and replenish your mind and body.

Terlingua (/tərˈlɪŋɡwə/ tər-LING-gwə) is a mining district and census-designated place (CDP) in southwestern Brewster County, Texas, United States. It is located near the Rio Grande and the villages of Lajitas and Study Butte, Texas, as well as the Mexican state of Chihuahua. The discovery of cinnabar, from which the metal mercury is extracted, in the mid-1880s brought miners to the area, creating a city of 2,000 people. The only remnants of the mining days are a ghost town of the Howard Perry-owned Chisos Mining Company and several nearby capped and abandoned mines, most notably the California Hill, the Rainbow, the 248, and the Study Butte mines. The mineral terlinguaite was first found in the vicinity of California Hill. The population of Terlingua as of 2020 was 110.

There's not much you can do on that land without water. I don't think you can ever mine 50,000 USD in gold. You' d be better off developing a retirement community with a small golf course.
That’s probably why it’s for sale. Water is critical.
